If you are planning to buy a home, you should absolutely enlist the help of a Realtor! Your Realtor will be on your team throughout the entire process, and will give you a great deal of peace of mind. I'll go into more detail on the four main reasons why buyers should have a Realtor.
In California, the commission of the buyer's agent is usually paid by the seller. The listing agent charges a certain percentage of commission, say, 5%, to split between herself and the buyer's agent. This is one of the main costs of selling a home. Since the services of a Realtor come at no cost to you, the buyer, I highly recommend reaching out to a Realtor when you are getting ready to purchase a home. in California, more
In June, the market started cooling and prices seem to have plateaued. We are in a seller's market. However, the Market Action Index has been trending down, while inventory is climbing. These conditions may signal that the market will begin to shift away from the seller's zone, though this would take a long time. Interest rates remain quite low.
When I work from home, I like to have HGTV on in the background while I work. Market research, right!? :) My favorite shows are Property Brothers, Love It or List It, and Fixer Upper. It's great hearing real estate/renovation talk in the background while I work on the same things myself.
A trend I've been seeing a lot of on these shows, and one that I personally LOVE, is white kitchens. I'm not a huge fan of the bold, dark, imposing, heavy-looking cabinets. White cabinets and kitchens, with some contrasting colors, on the other hand.....that's my cup of tea. All white can feel cold and sterile, but white with accents looks inviting, warm, and clean. Here are some gorgeous kitchens that I adore, stolen from my Pinterest board "home is where
I live and work in UTC, a community of San Diego, and I'd like to share why I love this area.
UTC Mall used to be very "meh". A couple years ago, though, it was almost completely redone and is now beautiful, functional, and always lively. They expanded the 24 Hour Fitness, added a movie theater, added numerous restaurants, brought in higher-end stores, and updated the appearance of the mall. A few of the newer stores include JCrew, Tiffany's, LuluLemon, Madewell, Asics, Michael Kors, and many more. I love being able to walk to all of this from my home!
UTC is close to La Jolla, University City, Clairemont, Miramar, and Del Mar. It is only 20 minutes from Solana Beach, Scripps Ranch and Downtown. Also,
I was with some first-time buyer clients last weekend, and was telling them approximately how long escrow typically takes. Mid-way through, the wife stopped me and asked "what exactly IS escrow?" I realized that escrow becomes a big part of your life during the purchase or sale of a home, but isn't fully understood otherwise. Here is the role of escrow in a real estate transaction, in a nutshell:
An escrow is a deposit of funds or deed from one party, with the intention to deliver it to the other party upon completion of a series of events, as laid out in a contract. Escrow "opens" upon delivery of escrow instructions and a fully executed real estate contract to a certified escrow company. The escrow officer processes the escrow,
Hi everyone! Today I want to share about being vegetarian, a topic that I rarely discuss. In fact, I tend to discuss it so rarely that some of my best friends offer me bites of their burgers, chicken sandwiches, etc, and I just look at them until it clicks, and we laugh.
Anyway, I think what someone consumes is a pretty personal choice. We all know how annoying it is when you meet someone and they are quick to inform you "so I'm vegan" "so I'm Paleo" "so I'm gluten free this month" etc. etc. etc. So know that this post is NOT meant to be braggy, preachy, persuasive, condescending, or any of those things. I'm not trying to convince you to put down your burger. Eat it. I'm not judging...truthfully!. This post is simply meant to share my
Think being a Realtor is easy? Think again! If you don't have a close friend or family member who is a Realtor, you may be under the impression that Realtors coast along, working 10 hour weeks in their PJs, collecting massive commission checks. Don't get me wrong--I love being a Realtor, but as with most careers, this one isn't a walk in the park (er...peaceful, lush, with mature trees backyard?)
To help consumers understand the work involved that comes before getting paid, I've broken down what a Realtor "does" into three categories: Time Commitment, Financial Commitment, and Emotional Commitment.
Being a Realtor is a 24/7 job. There are many balls to keep in the air in order to provide top-notch service for each
Buying a home is a great achievement, and is a large financial undertaking. Most buyers have a lot of questions about the finances, process, and timeline of purchasing a property. Below are ten of the most common home buying questions that I am asked, as well as my answers. Once you have a thorough understanding of the process, buying a home will seem much less intimidating. If you have questions beyond these ten, feel free to contact me and I will be happy to assist.
How do I set my budget?
Answer: If you are paying cash, you are the only one that can decide what your budget is. If you are getting a mortgage, your pre-approval will help you set your budget. You are approved to buy a home in the amount of the pre-approval or
Congratulations for preparing to purchase a property! There are three main steps in the home buying process, and I will break each one down for you below.
Buying a house is a very large financial transaction. Before doing anything else, you should figure out how you will be paying for your new home. The two main ways are cash or a mortgage (loan). If you'll be paying cash, your Realtor will need to get a copy of your proof of funds (can be a bank statement with sufficient funds, with account number and personal info blurred out). If you will be obtaining a mortgage, see the information below.
First, you'll want to call a mortgage lender. You'll want a mortgage lender who has plenty of experience, great referrals, and is
